How do you handle tenant screening?

Tenant screening is a crucial part of our property management process. There are several steps that you must follow to get the right tenants for your property. NOT ever tenant is right for every property. Learning how to get the right one will make you money and save you for problems.

Should I do MTM or a lease?

The short answer is yes, do both. I suggest that you never start witha lease. You need time to make sure that you have the right tenant for your property.

How do you handle maintenance and repairs?

That depends on the type of rental property you own. Having a list of handypersons and contractors and service companies that you set up an agreement with is always better than a Google search when you need someone right away. Learning hoe to screen out the ones you can trust and rely on isn't always easy unless you have experience.
